Depending on what area of the country you are in there are many reports with regards to home sales that are directly related to home staging. In some areas stagers report on average a budget of about $2500 per three bedroom home. Which at first blush may seem like a great deal of money to spend on a house you are doing your best to sell, but those same report indicate that sellers were offered at least $25,000 more for their houses due to the fact that they had been staged. Which would be a ten fold return on that investment, and generally within only a few months. There aren’t very many options like that available to a home seller!
Additionally the benefit of selling the home more quickly is the benefit that is difficult to put an exact value on; although ask anyone who has been transferred across the country, and sold a house in the process, and they will tell you that the speed of the sale was quite important. Staging can have a big impact and lead to a faster sale.
Most buyers are not able to look past unattractive or disorganized rooms or figure out how their own furniture might look in a completely empty room. The walls remain the same lime green, but the room is staged cleanly and crisply for an adult couple.
The brightness of the lime green walls were a bit off putting to potential home buyers and was only enhanced by the busy pattern and bright colors of the original bedding. We simply used the existing beds, pushing them together to create a king size bed, which when viewing the room before staging did not appear to even be large enough to hold a king size bed. A chair was placed from another part of the house, and stately bedding used to bring a more sophisticated feel of a true guest room retreat.

Strong colors and patterns do not show this room at it's best, nor will it appeal to the broadest number of buyers.
After Staging

The red in this master bath was a bit overpowering, and although the rainbow did match the red, it is not truly the type of design that most potential buyers are looking for in a master bath. The cabinetry was painted white, we added grass runners on the counters to bring in a more natural element and to warm up the area. We then added a punch of color with the red poppies. The shower curtain was replaced with a simple liner and white sheer and staged with faux plants, a leaf shaped platter with pebbles and candles. A beautiful transformation.

Now the lovely room has the drama a master bedroom should have.
A piece of artwork from another area of the room was used above the bed to create more of a "headboard", and was also the inspiration for the wonderful colors in the room. Now the master bedroom is the dramatic statement that a potential home buyer is looking for.

A wonderful room, with comfortable chairs and beautiful view, but not making the proper impression on prospective buyers.
After Staging
New ladder back chairs make the table and room appear much larger, which is what homebuyers are always looking for!
The chairs at this table where well loved and comfortable, but made the table look crowded. New ladder back chairs give more dimension to the overall room, and make the table look much larger. An orange table runner was added for color with a large glass vase filled with branches to draw the eye up to the cathedral ceiling.

After staging, with 90% of the clients own belongings the room looks HUGE!
Before staging this family room walk out to the lake felt cramped and uninviting. There was really only one seating area gathered around the core of the room. We opened up the room, creating SIX separate seating/gathering areas, which gives a feeling of grandeur and a warm inviting space to entertain. Except for a few decorator items and a table made of glass and buckets, all of the items in this huge room already belonged to the homeowner! Home Staging at it's best!
Before Staging
A bathroom that didn't really fit the feel of this lake cottage, is recreated instead of completely remodeled.
After Staging
New drywall, bead board, trim and chair rail as well as some fabric fancy help this redesign, at a much lower cost.
This bathroom had had a few updates but definitely needed some TLC. When selling a home, gutting a bathroom may prove too costly, so a redesign will generally do the trick! The ceiling was wall papered, and removing it found to be almost impossible, therefore it was re-drywalled. Bead board and chair rail added to the walls to assist with the cottage feel of the home. Paint, new accessories and linens pull together the color of the porcelain, trim around the mirror, new paint and hardware for the cabinets and this bathroom looks completely in line with the home.

Before Staging
An "extra" room was read as wasted space to potential home buyers looking for a lake home in the area.
After Staging
The space was transformed into a "lake room" with space for snacks as well as lake necessities, delighted home buyers.
After an addition was added to this home, a bit of an awkward extra room has most home buyer's baffled. We moved the fridge over, created a storage shelf with a counter for lake supplies such as towels, sunscreen and flip flops with a much needed light overhead. On the other side of the refrigerator is a snack center with a microwave, and plenty of space to store quick snacks before or after a day on the lake!

A comfy but cramped space did not make the impact one might expect.
After Staging
Different chairs and a more appealing clean redesign evoked the right emotions.
Simply reorganizing the furniture that was already present in this home, we were able to create a more updated relaxing feeling in this sunset viewing area. It draws potential home buyers to the space and invites them to sit down.
This is the view of the master bedroom from the doorway. Being that its on the main floor, the re designing of the furniture also granted us the opportunity to create a "first look" that did not appear to be a bedroom, but simply another room to be visited, thus creating additional privacy for the master bedroom, which is always a plus!

This master bedroom was in crisis, the bed was too high, it was poorly located, and was accompanied only by a desk.
After Staging
We moved the bed to the opposite wall to create a more private and upscale area.
This bedroom is actually quite large, but potential home buyers could not see it for all it was. Each of these images pairs are taken from matching angles, although it seems a bit confusing! With changing the location of the bed we were able to add a mirror as a headboard which brightened the dark corner, reflecting the windows and the outdoors. As well we flanked the bed with two bedside tables with lamps, which creates a much more upscale and luxurious master.
With the bed moved to the other side, and a full mattress removed, we had a wonderful opportunity to add a writing desk in front of the window that faces the lake, as well as two cozy chairs for reading or relaxing.The addition of window sheers adds softness without blocking the light.
An initial consultation with one of our Stagers may be scheduled by Contacting Us. At the consultation the Staging Team will walk through the property, we will take a great deal of pictures of the spaces, and notes on seeing a home through the eyes of a potential home buyer. We try to find ways to catch your buyer at the curb, evaluate furniture layouts and room to room flow, help you determine how to properly place or store your personal goodies, proper lighting and all outdoor spaces.
The fee for an initial consultation is $100 for up to an hour of time. Also included in the consultation is a packet of information on many ways one might begin the staging process on their own, which may in the long run save time and money on the professional staging process.
Within three business days the home owner will receive a fully detailed and priced proposal for each area of the home from curb appeal to interior landscape. It is at this point the home owner may go over the proposal, determine which areas they would most care to invest in. With a phone conversation, a contract can be created and an appointment set up for signature and for work to begin!
Most staging processes for full homes will be completed within two to three weeks of the initial consultation, barring any conflicts. It is best to schedule staging with an open house as an end result, so that your home shows at it's best and brightest!
